The winter in Florida is the perfect time to prepare your home for colder temperatures, as well as for the coming year. Even here in Florida, where we rarely get snow, we will still see lower temperatures, more moisture, and higher winds—all weather conditions that can harm homes if not properly prepared for.

In addition, the cooler temps allow Florida homeowners to knock out a few home projects without having to worry about the hot sun beating down on them. Here are a few home maintenance projects you should complete before the new year:

  • Clean out gutters and downspouts – Because we are going to have more moisture during the coming months (and there is the possibility of freezing temperatures), now is the time to clean out your gutters and downspouts. Getting rid of leaves and other debris that gathers during the fall will ensure that water flows freely and is less likely to pool and freeze, cracking or even breaking your gutters.

  • Look for rotting or warped wood around doors and windows – Now is the perfect time to inspect the wood around the doors and windows of your home to make sure there are not any holes or warps that will allow cold air to seep into your home. If there are, fill the areas with caulk or remove and replace the wood with a fresh piece.

  • Have your roof inspected – Even if it is unlikely that we are going to get any snow accumulation this year, the possibility of rain or ice storms means that you should have your roof inspected by a professional before winter comes. Make sure there are no loose shingles, there is no cracking, and if there is significant damage, replace the entire or at least part of your roof. Double check the sealing around any skylights or other openings in your roof to make sure they will not leak. Most homeowners insurance policies will cover damage to your roof that is caused by things such as fire or vandalism.

The easiest way to know what’s covered or what’s not, is to contact your insurance provider. Coverage will often depend on the age of your roof, the area you live in, and many other factors, so it’s important to know the specifics of your policy.
